Prioritize the wet area

Waterproofing and sound construction behind tile are more important than spending heavily on decorative upgrades while cutting corners on concealed work.

Make selections before construction

Choosing tile, fixtures, vanity, lighting and other major items early helps define the real project and reduces last-minute substitutions.

Compare complete scopes

A lower proposal is not necessarily less expensive if necessary work or realistic allowances have been omitted.

Set priorities before requesting proposals

Separate necessary work from preferred upgrades. Necessary work may include demolition, damaged-material replacement, waterproofing, plumbing, electrical safety and ventilation. Preferred upgrades may include premium tile, custom glass, decorative fixtures or major layout changes. This distinction helps protect durability when the budget requires choices.

Ask what is excluded as well as what is included, particularly for permits, disposal, painting and owner-supplied products.
